Covenant and Rule Enforcement – Why is it important?

Do you know what people love getting? Letters! Do you know what people hate getting? Violation letters!

We understand there is nothing more frustrating than getting a letter from your Association saying your grass it too high, or your trash can was left out one day too many.

Believe it or not, your community manager enjoys sending out these letters about as much as you enjoy receiving them. However, it’s important that these letters get sent out.

Why is Covenant Enforcement Important?
Though it may seem like the association is nit-picking when sending violation letters, it’s actually one of the may steps Associations take to help maintain and increase property values. Most people choose to live in HOAs because they are less likely to have a neighbor who neglects their property (cars on the lawn, dilapidated house paint, etc). Additionally, it maintains, improves and protects your community’s appearance. Thus, attracting new owners.

Who is affected? EVERYONE!

Have you ever thought, “why did I get a letter for the one weed in my driveway, but the house down the street with 100 weeds didn’t get one?” They actually did get a letter! Even board members get letters because no one is excluded when the Covenant Fairy comes to town.
Unfortunately, there are some residents who choose to ignore these letters. So that can give the appearance of no action by the Board or Management company. However, if you do feel that there is an issue that needs to be addressed, please do not hesitate to reach out to your community manager!

Why didn’t you just knock on my door to tell me there was something wrong?
How would you feel if someone you don’t personally know came up to you to point out everything wrong with your property? You’d probably want to smack them. Managers don’t knock on doors because we want to respect your property, but also for our own safety.

Furthermore, Each Association has a Covenant Enforcement policy that is adopted by the Board of Directors and strictly followed by the management company.

However, if you do ever receive a letter, you can ALWAYS call your community manager. We are here to help you come up with a resolution or just hear your explanation of the situation.
